I am trying to find out if your parnets use their credit to finance a home. but the home is not an investment property. the is home will be the primary residence for the child can the child living at the property file for homestead? If so is what is the process. Would the child need to be on the title of the property. And would this effect my parnets keeping their homestead on their property?

The legal owners of the home are the only ones who are entitled to the homestead exemption, and they must be living on the property in order to claim the exemption. Therefore, your parents are ineligible to claim the exemption because they are not living on the property.
In order for you to claim the exemption, the title needs to be changed to your name. The mortgage loan can remain in your parents’ names. It will have no effect on your parents’ homestead exemption.
